We have compiled a list of questions that are frequently asked by prospective tenants, who are renting a property for the first time. We have tried to cover most aspects of renting a property, but if you have any further questions or unsure of any items please do not hesitate to contact our lettings team. What is a Tenancy Agreement ? A tenancy agreement is formed under an Assured Sort Hold Tenancy prepared inaccoradance with the Housing Act 1988, as ammended by the Housing Act 1996. This legally binding docuement signed by the landlord and tenant, which sets out the parameters of the tenancy, including period of occupancy, rent, either parties rights and responsibilities. What Is The Length Of A Tenancy ? The usal term fro a tenacy is six months although upto 12 months can be arranged if required. How Much Deposit Is Required ? On the date a tenant moves into a property a monerty deposit equal to one months rent is required. Together will the first months rent which will be due on this date each month by BACCS payment. The deposit will be held by Middletons in a secure clients deposit account and returned at the end of the tenancy subject to proof of all bills paid and the property is returned in the condition it was first let in. What Othe Bills Can I Expect? The tenant is responsible for utility bills i.e. Gas, Electric, Water, telephone, Council Tax and TV licence. What References Will I Need ? The usual references include: 1. An Employers reference 2. Previous landlords (if applicable) 3. Bank details and proof of identity i.e. passport/driving licence. There is a administration charge of £125.00 per property payable to Middletons for all references undertaken. Can The Landlord Ask Me to Leave ? Not during the first 6 months term of the tenacy, after this period 2 months writen notice is required. What Happens If I Wish To Leave Earlier Than The Term ? You have entered in a 6 month contract and remian responsible for the rent till the end of the 6 months, although discresion can be made in certain circumstances.
